It is indeed a great achievement on the part of Kleindienst Group, the renowned real estate company has been able to become one of the first developers to annunciate construction plans on The World islands project in Dubai. In a nutshell, Kleindienst Group, after hordes of deliberations, has launched its Heart of Europe development. This is a six-island, 12-site luxury holiday destination, which begins construction on the island of Germany in Q1 2010.
Let’s have some little yet highly relevant info. Quite naturally the whole plot is divided into lots of phases and the first phase consists of 20 villas, designed by foremost Spanish architectural practice A-cero, and is reserved solely for private holiday homes. The plots, all-encompassing of sea frontage, range from 6,000 to 40,000 square feet on which investors decide on their pre-designed shell and core scheme for a 3, 4 or 5-bedroom villa. Interior fitouts are then customized to individual tastes with investors able to choose from a wide range of finishing options. Land prices range from 1.8 to 12 million dirhams.
It is to be noted that the villas are mostly targeted towards end-user holiday home investors, a market which Kleindienst Group considers as a crucial driver of tourism and real estate growth in Dubai over the short to medium term.
But certainly some anecdotes must be written of the iron will of Kleindienst Group. While lots of prime real estate tycoons are having compunctions owing to the debacles in the emirates realty sector, Kleindienst Group remains convinced in the investment potential of The World given it is one of the only sites devoted entirely to holiday home ownership.
“We have interests in industrial, commercial, hospitality and residential real estate, but The World is where we now see the strongest market potential,” explains Chief Executive Josef Kleindienst. “Tourist arrivals to Dubai have increased despite the economic slowdown in 2009 and worldwide the market for property ownership abroad has shown resilience, particularly for luxury holiday home destinations.”
